Yes. Every listing is checked against PSRA agent licensing, BER cross-reference, and our own moderation. Listings that fail verification are removed. We publish our process in  How we vet listings .

Completely free. Searching, saving, alerts, AI tools, the cost calculator and the area price intelligence are all free. We make money from sellers and estate agents — never from buyers.

Is the BER (Ireland) / EPC (UK) rating verified?

Accepted Answer

For Irish listings with a valid BER, we cross-check the rating against the official SEAI register and surface a "Verified" badge. For UK listings we do the same against the MHCLG EPC register. If the agent's rating doesn't match what's public, we ask them to correct it.

Can I see what similar homes sold for nearby?

Accepted Answer

Yes — every listing page shows recent sold-price comparables for the same area. In Ireland we use the Property Price Register (PPR) keyed by Eircode routing key; in the UK we use HM Land Registry Price Paid Data keyed by postcode outward (e.g. SW1A). Yes. Every feature is mirrored across IE and UK with the right local data — PPR vs HM Land Registry for sold prices, BER vs EPC for energy ratings, PSRA vs Propertymark for agent verification, Irish stamp duty vs UK SDLT (including first-time-buyer relief up to £500k). UK visitors are auto-detected; you can also browse  /uk  directly.

How does stamp duty / SDLT work on lovinahome?

For Irish purchases we apply Revenue.ie bands (1% to €1m, 2% on €1m–€1.5m, 6% above) plus Help-to-Buy relief if you tick the FTB box. For UK purchases we apply HMRC SDLT bands (0% / 2% / 5% / 10% / 12%) with first-time-buyer relief (£0 SDLT under £300k, 5% on £300k–£500k, lost above £500k), and the 3% additional-dwelling surcharge for BTL / 2nd homes. Scotland (LBTT) and Wales (LTT) are flagged with notes. All inside  My Real Cost .
