Terms & Conditions

These Terms & Conditions ("Terms") govern your access to and use of lovinahome.com (the "Service") operated by Lovinabargain Ltd trading as lovinahome ("we", "us"). By creating an account or otherwise using the Service you agree to be bound by these Terms.

1. Eligibility

You must be at least 18 years old and legally capable of entering into a binding contract.

2. Accounts

• You are responsible for safeguarding your credentials and for all activity under your account.
• You must provide accurate, current, complete information when registering.
• You may close your account at any time from the Account settings page.

3. Listings & seller responsibilities

• You warrant that you have the right to list each property you publish.
• All listing information (price, size, BER, photos, features) must be accurate and up to date.
• Lovinabargain Ltd reserves the right to remove any listing that we reasonably believe breaches law, these Terms or our community guidelines, including misleading, duplicate or fraudulent listings.
• Sellers grant Lovinabargain Ltd a worldwide, royalty-free licence to display uploaded content on the Service for the duration of the listing.

4. Subscriptions, payments & VAT

• All paid services are supplied by, and billed by, Lovinabargain Ltd (VAT number IE3672167TH). Charges will appear on your bank statement as LOVINABARGAIN or similar.
• Paid plans are billed in advance on a recurring basis via Stripe. Pricing is as shown on the Pricing page and may be updated from time to time.
• All prices displayed on the Service are exclusive of VAT unless the inc-VAT toggle is selected. Irish VAT at the prevailing rate (currently 23%) is added at checkout for Irish customers. EU business customers outside Ireland who provide a valid VAT number that we can verify via the European Commission's VIES service are reverse-charged at 0%.
• A VAT-compliant invoice will be issued by Lovinabargain Ltd for every successful payment and will list our VAT number (IE3672167TH), CRO number (656000) and registered office.
• Subscriptions renew automatically until cancelled from your Billing portal at least 24 hours before the renewal date.
• Refunds are governed by Irish consumer law. Digital-content and service subscriptions are non-refundable once the service has begun, except where required by law.

5. Prohibited use

You agree not to:

• Post unlawful, deceptive, defamatory or discriminatory content.
• Scrape or copy the Service or any listings except as permitted by law.
• Circumvent security, rate limits, or access controls.
• Use the Service to transmit spam, malware or phishing content.
• Impersonate another person or misrepresent your affiliation with any person or entity.

6. AI-generated content

The Service includes AI-generated features (property descriptions, investment analysis, negotiation intelligence). AI outputs are provided for informational purposes only, do not constitute financial, legal or tax advice, and may be inaccurate. You are responsible for independent verification and for your own investment decisions.

7. Intellectual property

The Service, including software, design, trademarks and original content, is owned by Lovinabargain Ltdand protected by copyright, trademark and other laws. You retain ownership of content you submit, subject to the licence in section 3.

8. Liability

To the maximum extent permitted by law, our total aggregate liability arising out of or relating to the Service is limited to the fees you paid us in the 12 months preceding the claim. We are not liable for indirect, incidental or consequential losses, loss of profits or loss of data. Nothing in these Terms limits liability that cannot be limited under Irish law.

9. Termination

We may suspend or terminate your account for a material breach of these Terms. You may close your account at any time. Sections that by their nature should survive termination (IP, liability, governing law) will do so.

10. Governing law

These Terms are governed by the laws of Ireland. The courts of Ireland have exclusive jurisdiction, without prejudice to any mandatory consumer-protection rights you may have in your country of residence.
